Scope of work
Construct a 1-story 15' X 20' addition to an existing 22' X 22' 2-story detached accessory garage and to establish a Detached Accessory Dwelling unit on the 2nd floor. Maximum permitted living space for the Detached Accessory Dwelling Unit (DADU) is 850 sq ft (lots over 10,000 sq ft), please indicate the total living space. Maximum structure height is not to be taller than the principal residence but also a maximum of 27’ as measured from average finished grade (AFG). Please show the principal structure’s height on the building elevations and compare with the DADU’s structure height (showing that it is not taller than 27’ from AFG). The roof ridge is not to be steeper than the principal structure and made of similar architectural characteristics including roof form and pitch. Maximum height to eave is 17’ and any dormers cannot make up more than 50% of the roof area. Dormers must be setback a minimum of 2’ from the exterior wall. The floor plans should indicate what is existing and what is the proposed addition. Not to be constructed over or obstruct any easements. Minimum 5' side and 20' rear setbacks.
