Scope of work

Work will include: Replacement of damaged roof framing members located within the non-occupied attic space resulting from tree impact. Repairs will be performed in-kind using #1 grade dimensional lumber matching the existing member sizes and structural capacity. Installation and fastening will comply with the currently adopted International Residential Code. Existing collar ties will be maintained and replaced as necessary where damaged to restore the existing roof framing configuration. Roof sheathing replacement will occur on the west-facing roof slope to restore continuity of the roof deck. Although structural framing damage occurred within a localized area, the entire affected roof slope will receive new roof decking. New roof decking will consist of 1/2 inch plywood installed over rafters spaced at 16 inches on center. Roof sheathing replacement will terminate at the roof-to-wall intersection at the garage wall separating the adjoining dwelling. Existing roofing materials will be removed to the roof deck and a new asphalt shingle roofing system will be installed on all roof facets of the subject dwelling unit, terminating at the roof-to-wall intersections on the east (front) and west (rear) sides of the roof. Additional work will include replacement of a damaged HVAC main trunk duct and two 8 inch branch ducts located within the attic space. Several existing light fixtures will be temporarily detached and reset as necessary to allow access for framing and duct repairs. Minor interior water damage repairs will be performed consisting of localized drywall repair and interior painting only. No structural, plumbing, or electrical system modifications are proposed as part of the interior repairs. Licensed subcontractors will obtain all required electrical and mechanical trade permits under the approved building permit. All work will occur within the existing building footprint and does not modify the structure’s height or footprint.
