Scope of work
Construction of a new 13'-0 x 17'-0 (221 SF) covered patio attached to an existing single-family residence, consisting of a wood-framed gable roof structure supported by posts anchored to concrete footings. The roof will be framed with rafters and a ridge beam per code, forming a symmetrical gable design, and finished with approved shingles roofing material installed over sheathing, underlayment, and proper flashing at the connection to the existing structure. The patio cover will be securely attached using an approved ledger and waterproofing methods. All work will comply with applicable local building codes, and dimensions will be field verified prior to construction. Minimum side setback is 5' ft. Minimum rear setback is 20' ft. Not to be constructed over any easements. Home is to remain single family.
