Scope of work

• In the ice storm in January of 2026. This property was without power for 7 days. The pipes froze, broke, creating a leak, and subsequent water damage to the bottom level - Unit A. • See Insurance claim attached. • The water damaged drywall, cabinetry, and flooring were removed to make the repair. • The demolition exposed electrical wiring that was in disrepair. The electrical wiring was remediated, but resulted in additional removal of drywall to access the wiring. • During this process the initial repair contractor filed for bankruptcy, which is cause of the extended timeline this process has taken (since January). • During this time, the owner, had reflection of the now demolished interior and recognized the project repair should have a building permit. Repairs taking place in unit A of quadplex only.
