Scope of work

Project Description - 4502A Illinois Ave, Nashville, TN 37209 Remove and replace the existing front porch of the two-story residence at 4502A Illinois Ave to match the existing. Work is limited to the front porch footprint (approximately 8' × 20') on the first and second levels. The existing residence, existing CMU foundation, and existing load path remain unchanged. This is an in-kind replacement. Existing Conditions: The existing first-level concrete porch slab, four 6×6 support posts, second-level deck framing and decking, guardrails, wood trim, front-face fascia, gable trim, and faux plywood porch ceilings have reached end-of-service and are being replaced. The existing CMU foundation beneath the porch posts is sound and preserved. The existing load path from the porch posts through the second-level framing and roof overhang above is preserved and unchanged. Proposed Work - In-Kind Replacement (per plans A-1, A-2, A-3): Fill and reinforce the existing CMU foundation cores directly beneath each of the four post locations. Replace the four existing 6×6 support posts with new 6×6 pressure-treated posts in their existing locations, set on Simpson ADU66Z post bases and anchored to the existing foundation with Simpson Titan HD anchors in fully grouted cells. Frame the new first- and second-level porch platforms with 2×10 pressure-treated joists at 16 O.C., 2×12 P.T. rim bands, and 2×12 P.T. ledgers fastened to the existing residence with Simpson SDWS timber screws at 8 O.C. staggered and continuous galvanized flashing. Simpson LUS joist hangers at each joist. Built-up 2×12 beam over the posts with two carriage bolts at each post. Install TimberTech Terrain composite decking with hidden fasteners and mitered picture-frame perimeter boards on both porch levels. Install aluminum prefabricated guardrail per manufacturer's instructions at 36 top-rail height with balusters preventing passage of a 4 sphere. Rebuild the first-level staircase with 2×12 pressure-treated st.
