Demo existing uncovered deck and replace joists only. Joists have to be 12” on center to accept the composite decking to be installed per product requirements. Install decking and rails according to plans. Joist tape to be installed prior to decking install. Stringers are rotten and need replacing. Demo steps and landings and replace in same footprint as existing. All posts, bands, and rim joists to remain in place. Minimum 15' side and 20' rear setbacks. Not to be constructed over or obstruct any easements.
