Scope of work

The Project will reuse an existing basement and small portion of an existing home, while mostly rebuilding the home. The project is associated with variance LU22-0026 which allowed the garage to be expanded in the front setback, and also allowed for a small height limit adjustment. The project will have a total of 2154 sqft conditioned floor area with 918 sqft of that being addition. Additionally, the garage and basement will be expanded. There will be three bedrooms and 3 3/4 baths. FRR26-0053 04-20-2026 APPROVED - The field Revision addresses the failed plumbing rough in inspection and revises the rear covered porch. Additionally, there are some minor interior alterations. Structural calculations have been included to address the changed rear porch roof. FRR25-0158 (08.14.25): remove the main floor framing and remaining walls, leaving only the foundation. New footings and new posts and beams will be added around the inside perimeter of the foundation to help reduce new load added to the existing foundation. New floor framing will replace the existing. FRR25-0177-Approved-09/112/2025 - Remove failing two-tiered foundation wall. Replace part of outer wall, install two footing pads for point loads, and shore remaining inner wall with new foundation detail.
